Chanate Campus Overview
The Chanate Campus is a 71-acre property in central Santa Rosa, California, surrounded by scenic semi-wooded hills, valleys, and residential neighborhoods. For generations, it served the community’s health and medical needs.
In 2014, the property’s largest tenant, Sutter Health, returned the site to Sonoma County. The Board of Supervisors decided to sell the underused property to help address the region’s housing needs. After several unsuccessful attempts, the County sold the campus in a private auction on November 9, 2021. The winning bid—$15.05 million—was submitted by Eddie Haddad through the Ten-X auction platform. The sale closed on December 23, 2021.
Property Description
The campus includes 17 buildings constructed between 1936 and 1994, most of which are now vacant, as well as a historic cemetery. It borders the 26-acre Piner Creek Flood Control Reservoir (owned by the Sonoma County Water Agency) and nine acres along Paulin Creek (owned by the Agricultural Preservation and Open Space District). It also includes Parcel J—nine acres dedicated for public access and use. These neighboring parcels were not part of the sale.
